The latest Registers of Scotland House Price Index (HPI) shows the average price of a residential property in Scotland in June 2025 was £192,000, an increase of 5.9% when compared to June 2024.
The UK average house price was £269,000 — an annual increase of 3.7% on June 2024.
“Average prices for Local Authorities are based on a 3-month moving average to help remove some of the volatility in the series,” said Registers of Scotland.
“Increases were recorded in 27 out of 32 local authority areas, when comparing prices with the previous year.
“The largest increase was in Perth and Kinross where the average price increased by 12.3% to £229,000. The largest decrease was recorded in Moray, where the average price decreased by 2.8% to £189,000.”
In June 2025, the highest-priced area to buy a home in Scotland was City of Edinburgh, where the average price was £288,000. The lowest-priced area to purchase a property was Inverclyde, where the average price was £112,000.
