East Renfrewshire, Edinburgh have highest home prices

The latest House Price Index for Scotland shows the average price of a home in Scotland in July 2025 was £192,000, an increase of 3.3% on July 2024.

The UK average house price was £270,000 which was an annual increase of 2.8% on July 2024.

Registers of Scotland said: “Average prices for Local Authorities are based on a 3-month moving average to help remove some of the volatility in the series.

“Increases were recorded in 28 out of 32 local authority areas, when comparing prices with the previous year.

“The largest increase was in Renfrewshire where the average price increased by 11.0% to £162,000. The largest decrease was recorded in South Ayrshire, where the average price decreased by 2.8% to £160,000 …

“In July 2025, the highest-priced areas to purchase a property were East Renfrewshire and City of Edinburgh, where the average price was £289,000.

“In contrast, the lowest-priced area to purchase a property was Inverclyde, where the average price was £114,000.”
